Wawasee Plaza Guidelines

Building Guidelines

1. Turn off lights in your office when leaving for the day.
2. Turn off computer monitors and if possible computers when leaving for the day.
3. Never prop open outside doors or windows.
4. Empty trash in dumpster south of building – You are responsible for your own trash.
5. Space heaters and portable AC units may be left on for no more than 4 hours and must be turned off before you leave for the day.
6. Do not make any structural changes or cosmetic changes without permission.
7. Make sure common area lights are turned off and doors are locked if you are the last one to leave for the day. If you are not sure if you are the last person or not and it is after 6 PM lock all doors.
8. No refrigerators or cooking devices in offices.
9. No lit candles or open flames of any type.
10. Common area furniture must remain in common area unless you have permission to move it.
11. Do not make changes to or adjust any water in or with plant gardens.
12. Tenants may book the lobby for free, but you are responsible for cleaning. If the lobby needs to be cleaned after you use it you will be billed $50/hour for cleaning. Booking the lobby can be arranged by Brown Bag Deli.
13. Do not park on Main Street – YES THIS MEANS YOU - PARKING ON THE STREET IS FOR CUSTOMERS AND SHORT TERM PARKING. Use public lot north of library or private building lot after hours. By not parking on the street you allow more room for customers of yours and other businesses in Wawasee Plaza.
14. Show a professional level of cleanliness at all times
15. Do not leave umbrellas, jackets or other personal belongings in common area, they will be sold or thrown away.
16. Maintain a reasonable noise level with radios or music in offices.
17. Do not adjust any settings or chemicals with the waterfall in the lobby. If you notice a leak please call the 800 number listed below as this could cause structural problems.
18. Do not adjust any furnaces or cooling units. The building is to be at a set temperature of 70 degrees Mon-Sat 8AM-6PM if you wish to work other hours please call and we will adjust the temperature for your convenience.
19. Building hours are Mon-Fri 9 AM – 6 PM. Businesses may be open and use the facilities at anytime they wish.

BenRich Enterprises LLC officially has been dissolved and a new entity created of Wawasee Plaza LLC. - Tenants: all future checks need to be made out to Wawasee Plaza LLC.
